Listing timelines
Before photos and before closing are different jobs
The two deadlines that actually matter
Before photos is usually a small, surgical job - pull the sectional that eats the living room, clear the countertops and the garage bay, get the patio presentable. Often a quarter load, often same day if you call the moment the shoot is scheduled.
Before closing is the opposite: whatever the seller did not take, on a hard date, with a walkthrough attached. That is commonly a three-quarter to full load and worth booking as soon as the contract is firm rather than the week of.
Turnaround is one to two business days and often same day, but the closing-date jobs are the ones where an extra day of notice genuinely changes the outcome. Give us the deadline, not just the address, and you will get a straight answer about whether it is achievable.
Access, occupancy and broom clean
For a vacant property a lockbox or a key is enough and nobody needs to be there. For an occupied one, somebody should walk us through what stays - the seller, a family member or you - even if that is a five-minute video call.
Broom clean means something specific in a contract, so we finish to it: the load out, then the floors swept, so the space photographs and shows without the dust outline where the furniture was.
Billing is card or cash on completion for one-off jobs, and net 30 for agents and offices we work with regularly. The price is fixed from photos before we start, which matters when it is coming out of a commission or being passed to a seller - there is a number to hand them rather than an estimate.

Your price is based on how much space your junk takes up in the truck — measured on site, agreed before we lift a thing. For scale, Wetland Junk Removal counts a cubic yard as about one front-load washer — so a full truck is roughly fifteen of them.

A full load is about 15 cubic yards — roughly six pickup truck loads. Single-item pickups start at $150. Price includes labor, loading, hauling, and disposal fees. Heavy materials (concrete, dirt, roofing) quoted separately — just send photos.

Can you clear a listing before photos on short notice?
That is the most common call we get from agents. Turnaround is normally 1 to 2 business days and often same day, so a single couch pulled before a morning shoot is usually doable if you call as soon as you know. Give us the shoot time rather than just the date.
Do you need the seller present?
Not for an empty or accessible property. A lockbox, a key or you letting us in is enough, and we can work from a marked list of what stays. If the seller still lives there and there is a keep pile, someone should walk us through it once — after that they are free to go.
Will the house be broom-clean for a walkthrough?
Yes. We sweep after the load is out rather than leaving you with the dust ring where the furniture was. If the property needs to be presentable for a showing or a final walkthrough, say so and we will finish it to that standard rather than just hauling the big pieces.
