How we work with housing and care facilities

Our crews handle room turnovers and furniture swaps with the discretion these settings deserve, scheduled around your residents and staff — including evenings and weekends. Recurring turnover service gets volume pricing, and a certificate of insurance is available for your files.

How we operate on site

Resident belongings and working around operations

Nothing leaves without authorization

In a licensed facility the chain of custody matters more than the hauling. Nothing goes on the truck that has not been released by whoever is authorized to release it - the administrator, the responsible party, or family named on the file.

Personal effects, documents, photographs and anything with a name on it get set aside rather than loaded, every time. If family are travelling in to collect items, tell us what is being held and it stays exactly where it is until they have been.

Where there is any doubt about who owns something or whether it has been cleared, it stays. We would rather make a second trip than be the reason a family cannot find something.

Scheduling around a building that never closes

Care facilities run on a clock that does not stop for a cleanout. We schedule around meal service, shift changes, medication rounds and quiet hours, and we use service entrances rather than main lobbies wherever one exists.

Work stays contained to the room. No staging in corridors, no propping fire doors, no equipment left where a resident with mobility issues has to navigate around it.

We carry general liability and can send a certificate of insurance ahead of the visit, which most facilities require before a vendor is admitted. Payment is card or cash on completion for a first job, and net 30 for facilities we work with on an ongoing basis.

Pricing

Facility cleanout pricing

Your price is based on how much space your junk takes up in the truck — measured on site, agreed before we lift a thing. For scale, Wetland Junk Removal counts a cubic yard as about one front-load washer — so a full truck is roughly fifteen of them.

¼ Load

$225

about 3.75 cubic yards

  • A few furniture pieces
  • Small appliance pickup
  • Garage corner cleanup

½ Load

$400

about 7.5 cubic yards

  • Room's worth of junk
  • Multiple large items
  • Small shed clear-out

¾ Load

$550

about 11.25 cubic yards

  • Multi-room cleanup
  • Large furniture sets
  • Big yard-debris jobs

Full Load

$650

about 15 cubic yards

  • Whole-garage cleanout
  • Moving leftovers
  • Best per-item value

A full load is about 15 cubic yards — roughly six pickup truck loads. Single-item pickups start at $150. Price includes labor, loading, hauling, and disposal fees. Heavy materials (concrete, dirt, roofing) quoted separately — just send photos.

FAQ

Housing and care facility questions

Can you work around residents and staff?

Yes, and it matters more here than on most jobs. We schedule around meal times, shift changes and quiet hours, use service entrances rather than main lobbies where there is one, and keep the work contained to the room. Tell us the building’s rules when you book and we will follow them rather than improvising on the day.

How quickly can a room be turned over?

Usually 1 to 2 business days and often same day. Turnover in a licensed facility is time-sensitive because the bed cannot be filled until the room is clear, so give us the deadline and we will tell you honestly whether it is achievable rather than leaving you to find out.

What happens to a resident’s belongings?

Nothing goes on the truck that has not been cleared by whoever is authorized to release it. Personal effects, documents and photographs get set aside rather than loaded. If family are collecting items, tell us what is being held and it stays exactly where it is until they have been.

Do you carry insurance and can you invoice us?

Yes to both. We carry general liability and can send a certificate of insurance ahead of the visit, which most facilities require before a vendor is admitted. Payment is card or cash on completion for a first job, and net 30 for facilities we work with on an ongoing basis.
