How a trash-out works here

These run on someone else's clock — a lender's timeline, a listing date, an inspection. Tell us the deadline on the first call and we'll tell you honestly whether we can hit it.

Work orders drive the job. What stays, what goes, what gets photographed, whether the yard is included. We work to the order rather than making judgement calls in an empty house, and if something on site doesn't match what the order says, we call before we touch it.

On personal property left behind: we're haulers, not attorneys. Florida has its own rules about abandoned property and notice, and what's allowed depends on the case. Your asset manager or counsel decides what's disposable — we execute the order and document it.

Photo documentation comes standard on request. Time-stamped before and after, room by room, sent over the same day.

Months with the power off

A Treasure Coast house sitting closed up with no AC through a summer is a different property than the one in the listing photos. Humidity does the damage, not time.

Expect mildew through upholstery and drywall, a refrigerator nobody has opened since the power went out, and standing water in the traps.

We'll clear contents and debris. Mold remediation through drywall is a licensed contractor's job, and if that's what the property needs we'll say so on the walkthrough rather than after the invoice.

The outside is usually half the job

Six months of no mowing in this climate isn't an overgrown lawn, it's a small jungle. Yard debris, dumped tires, and whatever the neighbors added to the pile are all normal.

Vacant properties also collect illegal dumping. If a mattress and four tires appeared at the side of the house, that's part of the job — just flag it so it's in the quote rather than a surprise.

Your price is based on how much space your junk takes up in the truck — measured on site, agreed before we lift a thing. For scale, Wetland Junk Removal counts a cubic yard as about one front-load washer — so a full truck is roughly fifteen of them.

A full load is about 15 cubic yards — roughly six pickup truck loads. Most whole-property trash-outs run multiple full loads and are quoted after a walkthrough or from photos. Volume pricing available for recurring work. Price includes labor, hauling, and disposal fees.

FAQ

Foreclosure and trash-out questions

The property is full and I have not seen inside. Can you still quote it?

Send whatever photos exist, even bad ones through a window, and we will give you a range rather than pretending to a precise number. Trash-outs are the one job where the inside regularly does not match expectations. Anything materially bigger than what the photos showed gets re-quoted before loading, so there is no surprise invoice at the end.

Do you handle what the previous occupants left outside?

Yes. Dumped tires, a mattress at the side of the house, yard debris and whatever the neighbors added to the pile are all normal on these jobs. Flag it when you send photos so it is inside the quote rather than a conversation on the day.

What about hazardous material left behind?

That we cannot take: wet paint, chemicals, fuel, oil and asbestos. Abandoned properties turn these up more than most jobs — half-used pool chemicals, old gas cans in a garage. We will separate them out and tell you where they go, but they do not go on our truck.

Can you invoice the asset manager rather than take payment on site?

For companies we work with regularly, yes — net 30 once there is a relationship. A first job is card or cash on completion. If a specific vendor onboarding process or a certificate of insurance is needed before we can be assigned work, say so early and we will get it done up front.
