What a unit runs, and what you get for the file
Sizing a turnover before you dispatch
Against a fifteen cubic yard truck, a lightly furnished one-bedroom left behind usually falls in the quarter to half load range. A fully furnished two-bedroom where the tenant walked away from everything is commonly a three-quarter to full load. A hoarding-level unit is more than one load and should be planned as a multi-visit job.
Mattresses are the item that distorts these numbers. They are light but take enormous space, so two or three of them plus frames is already a meaningful share of a truck.
You are billed on the volume, not on how long it takes. A slow morning does not cost you more, which is the whole point of pricing this way - you can put a number in the make-ready budget from photos before anyone is dispatched.
Documentation and terms
Photos before and after, plus an itemized receipt of what was hauled, available on request. That is normally what is needed to support a security deposit deduction or an owner report, and it is far easier for us to shoot it on site than for you to reconstruct it later.
We carry general liability and can send a certificate of insurance ahead of the job, which most communities and HOAs require before a vendor is admitted.
Payment is card or cash on completion to start. For managers sending regular work we move to net 30 once there is a relationship, which is simpler than processing a payment on every unit. If you are running several properties, worth setting that up early.

Your price is based on how much space your junk takes up in the truck — measured on site, agreed before we lift a thing. For scale, Wetland Junk Removal counts a cubic yard as about one front-load washer — so a full truck is roughly fifteen of them.

A full load is about 15 cubic yards — roughly six pickup truck loads. Single-item pickups start at $150. Price includes labor, loading, hauling, and disposal fees. Heavy materials (concrete, dirt, roofing) quoted separately — just send photos.

How fast can you turn a unit around?
Usually 1 to 2 business days, and often same day. Turnovers are deadline work — the make-ready crew is booked and the next tenant has a date — so tell us the deadline rather than just the address and we will tell you honestly whether we can hit it instead of you finding out on the day.
Can we set up an account instead of paying per job?
Yes. Card or cash on completion is the default, but for managers sending regular work we can move to net 30 once there is a working relationship. If you are running several properties it is worth setting that up early rather than processing a payment on every unit.
